Myth: If homes aren't selling over asking, the market must be slowing down.
Reality: That's not how I read this month's numbers.
In June, sellers in Cabarrus County received an average of 98.2% of their asking price, and the typical home sold in just 19 days.
To me, that's a sign of a healthy market—not a weak one.
Today's buyers are paying attention. They're doing their homework, comparing homes, and making thoughtful decisions.
For sellers, that's good news.
A home that's priced well and shows well doesn't have to spark a bidding war to be a successful sale.
